Projected EPC: what is it and how do you obtain one?

Are you planning to carry out energy works on your property? Perhaps you are even planning to apply for a zero-interest loan? Then you have surely heard of the famous projected EPC. Let us tell you more about this key that opens the way to improving your energy rating.
What makes the projected EPC so different from a regulatory EPC?
The EPC (Energy Performance Certificate) is a mandatory regulatory document for putting a property up for sale or for letting.
Regulations are evolving and, since the Climate Act of 1 January 2021, the government has been tightening the regulations on the sale and letting of your properties.
Furthermore, for a detached house rated G or F, its owner will be required to present a regulatory energy audit before the first viewing of the property. And very soon, houses rated E will be subject to the same regulation from 1 January 2025.
As regards letting, all dwellings rated G or F are banned from letting, followed by E-rated dwellings from 1 January 2034.
There is therefore an urgent need to take charge of the energy renovation of your property.
This is where the projected EPC comes in.
You have an F-rated EPC and you want to move to a C. To do this, you will probably need to go through a bundle of works, but you want to make sure that these will indeed allow you to climb 2 rungs.

Can the projected EPC replace the regulatory EPC?
Although identical in form, the answer is clearly: NO.
A projected EPC cannot replace a regulatory EPC. It serves to give you a projection of the rating you could obtain by carrying out a bundle of energy renovation works on your dwelling.
One notable difference: Your projected EPC will not contain an ADEME number. Indeed, it only serves as a projection and will not be officially registered as a valid EPC. Under no circumstances can you display it and use it directly for a sale or a letting.
When should you have a projected EPC done?
Although non-regulatory, the projected EPC remains a very useful document to obtain.
You can have a projected EPC carried out to meet the following objectives:
- Prioritise effective works for the energy renovation of your dwelling and thus focus on those that are the most efficient in achieving savings and improving comfort
- Obtain grants and subsidies. Some bodies will ask you for proof that the works you undertake will have a significant impact on improving your EPC rating.
- Improve your property's appeal for sale. If your EPC rating could be an obstacle to selling your dwelling, a projected EPC can help future buyers picture themselves in your property.
- Help you buy if you are an investor. If you wish to invest in an older property and carry out works to put it back on the market, the projected EPC will help you position yourself on attractive acquisitions.
Do you need a projected EPC to obtain a Zero-Interest Loan?
Yes! It is a required document to obtain a zero-interest loan from a banking institution.
In general, for a PTZ within the framework of renovation, the dwelling must reach a minimum energy class after the works, such as a class D or higher, depending on the regulations in force. The projected EPC provides this information to the banks or lending bodies to validate the loan's eligibility.

Please note, only a certified diagnostician can produce a projected EPC. Be wary of online offers. Online rating estimates have no value whatsoever in a PTZ application or for any potential grants and subsidies for works.

If you call on a non-certified property diagnostician or one whose accreditations are no longer up to date, you risk a fine of 1,500 euros (3,000 euros in the event of a repeat offence)!
The projected EPC, an alternative to the energy audit?
Regulatory audits, like EPCs, provide an energy assessment of your property.
They are often far more documented and give a more detailed review of the areas for improving your dwelling's energy performance.
In particular, it includes several works scenarios drawn up on the basis of real quotes from local companies. Like the projected EPC, it therefore offers an estimate of the improvement in the EPC rating after works.
This more substantial diagnostic is therefore often much more expensive than an EPC.
The projected EPC is not a substitute for an energy audit. Once again, it carries no regulatory weight.
The energy audit is mandatory for a detached house or a single-owner building intended for sale when the property has an EPC rated F or G, and for properties rated E, the energy audit will be mandatory from 1 January 2025. Finally, for dwellings rated D, it will become mandatory in 2034.

How much does a projected EPC cost?
Most of the time, the cost of a projected EPC is the same as the price of a regulatory EPC.
It is important to note that no regulation governs the production of projected EPCs.
