Which diagnostics are mandatory to sell a property?
To sell a property, you must provide an EPC (Energy Performance Certificate), an asbestos report (if the building permit predates July 1997), a lead report (if the property predates 1949), an inspection of the electrical and gas installations (if they are more than 15 years old), an ERP (State of Risks and Pollution) and a termite report if the area is affected.
How long is an EPC valid?
An EPC is valid for 10 years. Please note, however, that EPCs issued between 1 January 2018 and 30 June 2021 are only valid until 31 December 2024. We recommend checking your EPC’s validity date before any transaction.

How much does an EPC cost?

What is an energy audit and is it mandatory?
The energy audit is an in-depth assessment of your home’s energy performance. Since April 2023 it has been mandatory for the sale of single-family houses and single-owner buildings rated F or G on the EPC. It provides costed renovation work scenarios.
