A complete view of your building's condition in a single study. The DTG assesses the overall condition (structure, energy, regulatory compliance) and helps anticipate the works needed over the next 10 years.

What is the DTG?

Created by the ALUR Act of 24 March 2014, the Global Technical Diagnosis (DTG) is a comprehensive assessment that goes beyond a simple energy diagnosis. It analyses the structural soundness, the condition of common areas, collective equipment, energy performance, and estimates works costs over the next 10 years.

In which cases is the DTG mandatory?

  • Conversion to co-ownership

    Conversion to co-ownership of buildings more than 10 years old.

  • Unfitness procedure

    When an unfitness (insalubrité) procedure is initiated against the building.

  • Vote at the general meeting

    By decision of the general meeting, voted by article 24 majority.

What does the DTG contain?

Frequently asked questions

Is the DTG mandatory for all co-ownerships?

No, only for buildings more than 10 years old on first conversion to co-ownership, or in the context of unfitness procedures. It can also be decided by a vote at the general meeting.

Does the DTG replace the collective EPC?

Yes, it includes an energy component equivalent to the collective EPC and can therefore replace it, in particular within the PPPT framework.

How long is the DTG valid?

The validity period is not legally defined. An update is recommended every 10 years, or after major works.

Can you combine the DTG and the PPPT?

Yes, it is recommended and available as a combined assignment. The DTG then serves as the technical basis for the multi-year works plan.
