MaPrimeRénov' 2026: the return of the renovation grant is finally here!

MaPrimeRénov' 2026: the return of the renovation grant is finally here!

Is the MaPrimeRénov' scheme set to return in 2026? It seems it's back on from February 2026. Everything that's changing - quota, budget - we've broken down the latest information for you!

A budget of €3.5 billion in 2026

The 2026 Finance Bill (PLF) was adopted by the National Assembly on 3 February 2026, after numerous revisions and the use of Article 49.3.

The budget allocated to the MaPrimeRénov' scheme will be maintained “at €3.5 billion in 2026”, according to the Minister for Public Action and Accounts, Amélie de Montchalin.

This is below what the National Housing Agency (ANAH) had requested in its report on relaunching the grant for the energy renovation of energy sieves. Nevertheless, it remains very good news! When you know that the allocation of budgets was strictly blocked by the 2026 Finance Bill, things are finally becoming clearer for upcoming applications. All the more so as the ANAH maintains its target of 120,000 homes renovated for 2026, compared with 100,000 in 2025 - enough to reassure owners of detached houses and co-ownerships.

Resumption of the old 2025 applications

While this relaunch is a boon for the next applications to be processed, it is above all a relief for owners who filed an application in 2025, whose projects had been blocked by the suspension of the grant.

It is estimated that 83,000 applications are already on the administrations' desks.

For owners of individual housing, this is therefore a burning issue: out of 52,000 available places, 45,000 applications are already waiting.

Does this mean it will be impossible for new applicants to benefit from MaPrimeRénov' funding because of the backlog of applications?

The answer is no, not necessarily! It is important to bear in mind that many unprocessed applications may be refused, thereby freeing up places.

Moreover, the uncertain situation of recent months has inevitably prompted some owners to turn to other schemes, such as the energy saving certificates (CEE), which have been in high demand. It is therefore possible that some renovations have been carried out since the application was submitted for processing.

Well, we have to be honest and say that places will in any case remain very limited this year. We can only advise you to position yourself as early as possible to increase the chances of your energy renovations being funded.

An opportunity for co-ownerships

While places are very limited for owners of individual housing, the chances of obtaining funding as a co-owner or co-ownership association are much higher.

Co-ownerships are subject to new regulations and are a strategic focus of the climate law, which aims to renew and renovate the French property stock.

Where the ANAH's target for individual housing is 52,000 applications processed in 2026, the target is 68,000 places for housing in co-ownership.

The MaPrimeRénov' 2026 amounts

No major changes regarding the amounts of works that can be funded by the MaPrimeRénov' grant scheme for this year 2026. They will be noticeably lower than in early 2025, but equivalent to the amounts before autumn 2025.

  • €30,000 excl. VAT for a gain of 2 classes on the EPC,
  • €40,000 excl. VAT for a gain of 3 classes on the EPC.

The grant can cover up to 80% of these amounts, i.e. a maximum of €32,000.

The conditions for accessing MaPrimeRénov' 2026

Who can benefit from MaPrimeRénov' in 2026?

In concrete terms, the renovation grant can concern any owner, provided that the home was built more than 15 years ago and is occupied as a main residence.

No change on that front.

For the large-scale renovation pathway, however, a new condition must be taken into account. It is now strictly reserved for homes rated E, F or G on the EPC. Properties rated C or D are excluded from the large-scale renovation scheme, which still leaves the possibility of funding a single measure (an energy renovation to improve living comfort or reduce a home's heat loss).

The amounts granted are still assessed according to income

In terms of resources, the income thresholds define your category: blue (very modest), yellow (modest), purple (intermediate) or pink (higher income). These categories determine the amounts of grant to which you are entitled. The thresholds are revised each year by the ANAH, so remember to check your eligibility with your latest tax notice.

The resource thresholds and the associated grant amounts can be found on the france-renov.gouv.fr website. You should also bear in mind that a specific Île-de-France scale and a scale for outside Île-de-France are in place.

To be approved, tradespeople must be RGE certified

Have you tested your eligibility and would you like to file an application for your renovations?

Perfect - there is one crucial step remaining: choosing your service providers. For the renovations to be funded, it is essential that the tradespeople carrying out the work are RGE certified (Reconnu Garant de l'Environnement).

Choosing your pathway: single measure or large-scale renovation

What works do you wish to carry out for your renovation? This question will guide you throughout your application and will determine your amount and your eligibility.

Coverage of a renovation by measure with MaPrimeRénov'

Do you want to insulate your loft, replace your old boiler with a heat pump? You are in the by-measure pathway.

Accessible to all owners without any EPC-class condition, it allows you to obtain a flat-rate grant according to your income category.

Be aware, however, that the list of eligible works is shrinking in 2026: wall insulation (internal and external) and biomass boilers (wood stoves) are being removed from the single-measure scheme only.

Handy for quick improvements, but the amounts remain far more limited than on the large-scale renovation pathway.

Coverage of a large-scale renovation

The objective: to significantly improve the energy performance of your home with a gain of at least 2 classes on the EPC.

This pathway is now strictly reserved for energy sieves rated E, F or G, and requires the mandatory support of a Mon Accompagnateur Rénov' professional.

It is this pathway that gives you access to the highest amounts: up to €30,000 excl. VAT for a gain of 2 classes, and €40,000 excl. VAT for 3 classes or more. More demanding, more tightly regulated, but also far more effective at truly transforming your home.

In the case of a large-scale renovation pathway, it is therefore essential to:

  • Have a valid EPC (carried out after July 2021, the date of the EPC reform) rated E, F or G,
  • Have an energy audit carried out to assess the works scenarios that will allow you a gain of at least 2 classes on your EPC,
  • Be supported by an MAR (Mon Accompagnateur Renov).

The energy audit for large-scale renovations

The energy audit is an essential starting point for determining the works to be carried out in order to obtain your financial aid for energy renovation. It ensures that your projects will achieve the minimum energy-class gain required to lift your home out of the energy sieve category.

Who can carry out an energy audit

For your audit, you can call on a design office or a certified surveyor holding the energy audit certification. However, the choice of service provider is of paramount importance here. Poorly advised, you could risk not prioritising the right scenarios, knowing that the energy-class gain is one of the conditions for obtaining funding for your works.

At RITMODiag, we have understood that a good audit can contribute greatly to enhancing a property's value and comfort, and enable crucial savings.

This is why we have developed a subsidiary, RITMOAudit. A design office run by experienced thermal engineers specialising in these audit activities.

And for greater transparency and reliability, we have obtained our RGE certification (Reconnu Garant de l'Environnement) in order to fully commit to supporting our clients in obtaining the best conditions for their energy renovation project.
